Predictions are estimates
Back Forty’s water depth, lithology, soil, septic, and wildlife predictions are statistical estimates derived from public-record data, machine-learning models, and regional aggregate surveys. They are not guarantees of conditions at any specific location.
Spatial cross-validation accuracy for lithology predictions is currently 50–60%. Other predictions (water depth, septic suitability, wildlife populations) carry their own uncertainty ranges that should be considered in any decision.
Not professional advice
Back Forty is a research and discovery tool. It is not a substitute for professional advice from a licensed hydrogeologist, water well driller, septic system designer, soil scientist, surveyor, real estate attorney, financial advisor, real estate agent, or any other licensed professional.

Third-party data
Back Forty integrates data from multiple third-party sources, including but not limited to: Texas Water Development Board (well records and aquifer polygons), USDA NRCS (soil surveys via Soil Data Access), Texas Parks & Wildlife Department (wildlife data), US Fish & Wildlife Service, USDA APHIS (feral hog distribution), Texas Geographic Information Office (TxGIO/StratMap land parcels), county appraisal districts (parcel boundaries, ownership, acreage, and appraised values), Nominatim/OpenStreetMap (geocoding), and Texas state licensing agencies (TDLR, TCEQ, TREC).
Back Forty does not validate, control, or guarantee third-party data. License search links to TDLR, TCEQ, and TREC are provided for user verification of contractor and professional licensure and are not endorsements of any specific contractor or professional.
Contractor links are for verification, not endorsement
Where Back Forty provides links to TDLR (Texas Department of Licensing and Regulation), TCEQ (Texas Commission on Environmental Quality), TREC (Texas Real Estate Commission), or other licensing authorities, those links are provided so users may verify the licensure of contractors and professionals they are considering hiring. Wildlife data is regional
Wildlife population, hunting, and habitat data shown in Back Forty (including deer, turkey, quail, hogs, and waterfowl information) is sourced from state and federal agency surveys that typically operate at the county, ecoregion, or Deer Management Unit level — not the parcel level. Conditions at any specific property may differ materially from regional averages. Use this data as context for further evaluation, not as a definitive characterization of a specific tract.
Parcel and property data
Parcel boundaries, acreage, owner names, legal descriptions, and appraised values shown in Back Forty are sourced from county appraisal district (CAD) records and the Texas Geographic Information Office (TxGIO / StratMap) public land-parcel dataset. This information is approximate and is provided for general reference only.
Parcel boundaries displayed in the mapping interface are not a boundary survey and must not be relied upon to locate property lines, corners, fences, easements, encroachments, or improvements. Acreage figures, owner names, legal descriptions, and appraised values are public records that may be outdated, incomplete, or contain errors. Appraised value is a taxing-authority figure and is not the same as market value. The age (vintage) of parcel data varies by county, and not all Texas counties are covered.
Before making any decision that depends on property boundaries, acreage, ownership, or value, confirm the information directly with the relevant county appraisal district, a licensed Texas land surveyor, and a title company or real estate attorney. Back Forty does not validate, control, or guarantee the accuracy of parcel or property data.
Geographic limitation
Back Forty currently provides intelligence only for properties located within the state of Texas. Predictions or data shown for any location outside Texas, or for any clearly invalid input, should not be relied upon.
