By accessing or using Back Forty (the “Service”), you agree to the following terms. If you don’t agree, please don’t use the Service. These terms are written in plain language wherever possible.
1. The Service
Back Forty is a research and discovery tool that provides estimates and aggregated public data about rural Texas properties. It is operated by Rural Land Intelligence LLC (“Rural Land Intelligence,” “we,” “us”). The Service is currently free to use.
2. Acceptable use
You may use Back Forty for any lawful purpose related to evaluating, researching, or learning about Texas rural land. You may not:
- Scrape, harvest, or systematically extract data from the Service via automated means.
- Resell, redistribute, or commercially monetize Back Forty’s outputs without our written permission.
- Reverse-engineer, decompile, or attempt to derive the source code or underlying models.
- Attempt to access parts of the Service that are not made publicly available.
- Use the Service to harass, defame, or harm others.
- Use the Service in any way that violates applicable Texas, US, or international law.
3. Intellectual property
Back Forty’s software, machine-learning models, designs, layouts, copy, branding, and all related intellectual property are owned by Rural Land Intelligence LLC. Public-record data (Texas Water Development Board well records, USDA NRCS soil surveys, Texas Parks & Wildlife data, US Fish & Wildlife Service data, USDA APHIS data) remains in the public domain or under its original government licenses.
You retain any rights to the inputs you provide to the Service — the pin coordinates you drop, the addresses you search, the counties you select. The outputs Back Forty generates from those inputs may be used by you for your own decision-making purposes, but may not be resold or redistributed without our permission.
4. Disclaimer of warranties
See our full Disclaimer for details. Briefly: the Service is provided “as is” without warranties of any kind. Back Forty’s outputs are statistical estimates and aggregated public data, not guarantees of conditions at any specific property.
5. Limitation of liability
To the maximum extent permitted by law, Rural Land Intelligence is not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenues, data, or use, arising out of or relating to your use of the Service or reliance on any information provided. 6. Indemnification
You agree to indemnify and hold harmless Rural Land Intelligence LLC, its officers, employees, contractors, and agents from any claims, damages, or expenses arising from your use of the Service, your violation of these terms, or your violation of any third-party rights.
7. Termination
Rural Land Intelligence may suspend or terminate your access to the Service at any time, for any reason, including violation of these terms. You may stop using the Service at any time, for any reason.
8. Changes to these terms
We may update these terms from time to time. The “Last updated” date at the top of this page reflects the most recent revision. Continued use of the Service after a change indicates acceptance of the updated terms. If we make material changes (changes that significantly affect your rights or obligations), we will provide reasonable notice within the Service itself before the changes take effect.
9. Governing law
These terms are governed by the laws of the State of Texas, without regard to its conflict of laws provisions. Any disputes will be resolved in the state or federal courts located in Texas.
